How Much Does It Cost To Buy A Home In Houston

From the start, I will tell you that this post will be boring for many. It is going to be a lot of data and a lot of analysis, and that isn’t for everyone. This post is going to to answer the question how much does it cost to buy a home in Houston, Texas. However, the area I selected isn’t the greater Houston area. Suburbs are not included. If you’re interested in Katy, Sugar Land, Spring, The Woodlands, Kingwood, Pearland, or other suburbs, this article isn’t for you. I didn’t even include ALL of the city of Houston. This article doesn’t even cover everything inside 610. I specifically drew a polygon map around of the most desirable areas inside the 610 loop. I selected neighborhoods in the city of Houston that people want to live for various reasons. If you want to live in an area such as Downtown, Montrose, Upper Kirby, River Oaks, Museum District, Texas Medical Center, or The Heights, keep reading!

Houses

For true single family, free standing homes, I searched for active listings in the above neighborhoods. All of the homes meet three basic criteria. They all have 3 bedrooms, 2 bathrooms, and a 2 car garage. These are the only parameters that I set as requirements. The homes may have other features such as a half bath or yard. The starting price for a free standing 3 bedroom home in Houston is $225,000.00 in the neighborhood of Near Northside about 5 minutes north of downtown Houston. The highest price for a 3 bedroom house is currently $1,975,000.00 in River Oaks. If we remove all criteria, the most expensive house on the market in Houston right now is $22,000,000.00.

Townhouses

I defined townhouses as attached 2-3 story homes with the same basic criteria as above. Each home has 3 bedrooms, 2 bathrooms, and a 2 car garage. I did not include 2 story condominiums that are part of a large community. The starting price for a townhouse with 3 bedrooms in Houston is $289,000.00 in Cottage Grove, a neighborhood in the Greater Heights are, just North of I-10. The highest list price for a 3 bedroom townhouse is currently $925,000.00 in Briar Hollow just West of River Oaks and near Memorial Park. If you’re looking to splurge, you can buy the most expensive townhouse in Southside Place (near the Texas Medical Center) for $1,700,000.00.

Condominiums

Because people shopping for condominiums may only need one or two bedrooms, I adjusted this search. I looked up active listings and have compiled data for 1 bedroom, 2 bedroom, and 3 bedroom condominiums. You can get into a 1 bedroom condo in the Texas Medical Center for as little as $95,000.00, where the most expensive 1 bedroom runs $2,300,000.00 in River Oaks. Two bedroom condos start at $220,000.00 in the Texas Medical Center and go up to $2,400,000.00 in River Oaks. There aren’t many three bedroom options, but you can find one in Upper Kirby for $365,000.00, or if you want to live a decadent life, head over to River oaks where they get as high as $4,900,000.00. Keep in mind that condominiums come with large association or maintenance fees, and these can sometimes be as much as your mortgage payment.

You may have noticed a theme: River Oaks is one of the most expensive areas in Houston, and the Texas Medical Center is one of the most affordable areas. This article is a representation of some of the options in Houston. If you are able to sacrifice a bedroom or a bathroom, you may be able to buy a house for less. If you have some specific wants and must haves, starting prices may be a bit higher for you.
