Shady Acres

Located in the northwestern side of the Inner Loop, Shady Acres is one of Houston’s most accessible neighborhoods and a great area to invest in over the long-term! Its convenient location for commuters and those seeking entertainment makes it one of the most sought-after neighborhoods in Houston.

Accessibility: With a Walk Score® of 63, residents can typically complete all of their errands by foot. The neighborhood also has some bike lanes that make riding easier and safer for bicyclists. Since the community is located close to shops, dining, and entertainment, residents may not necessarily need to travel outside of the neighborhood often.

Parks, Recreation, and Green Spaces: The community is located near plenty of green spaces and spots to enjoy nature. Little Thicket Park and Wright-Bembry Park are both situated inside the community’s perimeter, and Graham Park and American Legion Park sit just to the north of I-610. The White Oak Bayou Greenway Trail to the immediate west of Shady Acres provides plenty of room for residents to stretch their legs and break off into nearby parks like West 11th Street Park if they wish.

Commute: Although there is some public transit in the area, there’s a chance it may not get residents to where they need to be on a consistent basis. Since the neighborhood has easy access to Interstate 610 to the north, many people don’t seem to mind. In addition, Route 290 is just a short drive to the southwest, and Interstate 45 is about a 10-minute drive to the east. Downtown, Medical Center, and Galleria are situated close to the neighborhood, which keeps drive time low for many residents.

Appreciation Values: Homeowners typically see home appreciation values of approximately 51.60% after 10 years, making this a wonderful neighborhood to invest in.

History: Founded in 1935, Shady Acres still maintains some of the beautiful shady trees that inspired the neighborhood’s name. Most residences here are townhomes, and there’s plenty of architectural variety in the area. While some of the neighborhood’s original bungalows and cottages remain, much of the area consists of newer construction homes.

Shopping: Since Shady Acres is adjacent to the Heights, it’s close to an array of stores and businesses situated on historic 19th Street and beyond. Downtown and Galleria are also both just a short drive away. Jester Village Shopping Center to the immediate west of the community is another favorite local spot to shop.

Community: Townhomes and patio homes make up most of the market in this community. Many residences are located within charming gated communities while others are situated in cul-de-sacs. Traditional two-story homes, bungalows, and cottage homes can also be found in the area – typically along the perimeter of the community. From Italian villas to ornate Victorians, you can find a little of nearly every architectural style in the area. Because of the lack of zoning and potential noise issues, it’s important to work with a Realtor® who knows the area well.

Culture: This is one neighborhood that’s difficult to get bored in. With its various parks and the White Oak Bayou Greenway Trail, it’s a fun place to live for those who like to get outside.
